Dear Fellow Owners,
My name is Denise Flores. I have been an owner at R-Wild since 1993, and I am asking you to return me to your Board of Directors. I raised my daughters here. I know this Ranch, I love it too — and I know exactly what it needs right now to turn the tide in our favor, because I have done it before.
The Problem Is Not Complicated
Our Ranch runs on dues. Dues depend on paying owners. We have fewer than 800 owners paying as agreed — well below the approximately 1,450 needed to cover operating expenses without raiding reserves or raising assessments. Every time assessments rise to compensate for member losses, more owners fall behind. This cycle must be broken. It will not break itself.
What I Bring
- Owner and stakeholder since 1993 — skin in the game, not just a seat at the table
- Board Secretary 2006–2010; during my tenure the Association averaged 100+/- new owners annually — a growth rate we have not seen since
- Retired Production Manager: regulatory compliance, real estate investment, organizational management
- President, SustainUkraine.org — registered 501(c)(3) international nonprofit charity
- Worked on Ranch easement matters, Dry Creek Watershed reclamation, water storage infrastructure, and Sunflower CRMP firebreak installation (2008–2009)
- I know where the ditches are — and I will not be in one
What I Believe
A Board seat is a fiduciary agreement between us, not a perk. It takes work, knowledge, and genuine commitment — and I bring all three. I believe in self-governance, I know it works — how a Board proceeds is as important as where it arrives. Process matters. Transparency matters. You deserve directors who work for you.
What I Will Do
- Break the dues-loss cycle by addressing owner retention and financial sustainability as the first priority
- Complete the bylaw revision and election procedure update — this work is already started and paid for
- Restore transparent, properly documented governance: meetings noticed, minutes kept, records preserved
- Ensure major decisions go through proper member approval processes
Our Ranch is a corporation of genuine value. It deserves to be administered professionally, by people who understand what it is and how best to operate it — to fulfill every owner’s hopes and dreams for their vacation property. You can trust me to sit in my seat for you — not for me.
